September always feels like a reset.

The kids are back in school, summer is winding down, routines are returning and for many people, this is when those conversations about “what’s next?” start becoming a little more serious.

If buying or selling a home is somewhere on your radar, now is a great time to start planning, even if you aren't ready to make a move tomorrow.

Still Thinking About Selling This Year?

There is still time.

While the spring and summer markets tend to get the most attention, there are some real advantages to selling during the fall. Buyers who are looking this time of year tend to be more serious, and there is often less competition from other sellers than you see during the peak spring market.

If you're hoping to sell before the end of the year, September is the time to start having that conversation. Getting your home ready, determining the right pricing strategy, making necessary improvements and preparing your marketing plan all take time.

The sooner you start, the more options you have.

Hoping to Be in a New Home by the End of the Year?

If buying is your goal, don't wait until November to start looking.

Between getting your financing in order, determining your budget, finding the right property, negotiating a contract and getting through inspections, appraisal and closing, the process can take several weeks.

If you want to be celebrating the holidays in a new home, now is the time to get serious about the search.

Even if you're not quite ready to make an offer, having a conversation now can help you understand what you can afford, what neighborhoods fit your lifestyle and what you should be doing to put yourself in the strongest position when the right house comes along.

Thinking About Buying or Selling in 2027?

This might be the most important reason to start talking now.

If you're thinking, “Maybe we'll buy next year,” or “We'll probably sell once we get through the holidays,” you don't have to wait until January to start preparing.

In fact, starting now can make the entire process much easier.

There may be things you can do over the next few months to improve your financial position, prepare your home, make strategic updates, understand your potential sale price or simply get a better idea of what's happening in the market.

You don't need to be ready to move today to start the conversation.

Whether you're hoping to sell this fall, want to be in a new home before the end of the year, or are simply starting to seriously consider a move for 2027, September is a great time to make a plan.

And if you're not sure where to start, that's exactly what I'm here for.

Have questions? Let's sit down and talk about it. No pressure, no obligation, just a conversation about what your next move could look like.
