If you’ve been looking at home prices across New Jersey lately, it’s easy to feel a little discouraged. Many towns have seen price jumps of 30–40% since 2020, and bidding wars aren't just common, they are expected.
But here’s a little secret (one that I only share with clients who are ready to look beyond the usual hotspots): there are still NJ towns where you can find value and possibly even get a deal, if you know where to look and what to look for.
These towns might not be the first ones you think of. But that’s part of what makes them such a smart move right now.
Why These Hidden-Gem Towns Matter
Let’s say you want to live within 45 minutes of NYC, close to train or bus access, and not break the bank. That combo’s getting harder to find in Bergen or Essex County’s best-known towns. But in some lesser-talked-about pockets of Passaic, Union, and even southern Bergen or western Essex/Morris County, you’ll find:
Homes priced under $500K
Lower taxes than neighboring towns
A tight-knit community feel
Less competition = more negotiating power
Plus, as these towns improve infrastructure or attract new businesses, property values could climb, meaning what you buy today might be worth a lot more in a few years.
3 Underrated NJ Towns to Put on Your Radar
1. Woodland Park – A small-town feel tucked between Montclair and Clifton, with parks, lower taxes, and easy access to Route 46. You can still find well-kept homes under $500K here.
2. Garwood – Tiny but mighty, this Union County town offers a great downtown vibe, NJ Transit access, and lower housing prices than its better-known neighbors like Westfield.
3. Lodi – Located in southern Bergen County, Lodi has seen quiet growth and remains more affordable than nearby Hasbrouck Heights or Rutherford, but with similar proximity to NYC.
There are others too! And, which towns make sense depends on what you prioritize: commute, schools, lot size, or future investment potential.
What’s the Catch?
None, really but these towns won’t stay under-the-radar forever. As more buyers get priced out of more popular areas, they start discovering these hidden gems. That demand drives prices up over time, which means the “deal window” won’t stay open forever.
